30-Second Read

In one line. Dubai's branded residences added 5,184 units in H1 2026 and now number 64,744 across 183 developments, but sales volume fell 21% and value dropped 47% year on year (Morgan's International Realty, via Khaleej Times). The brand premium widened to 56%, well above the global norm of 30% to 35%.

  • How to judge whether a specific branded unit is worth it

Bottom line. The data confirms branded residences can command a large premium in Dubai. The open question is whether that premium survives once construction-period payment plans end and units hit the resale market. Judge each project on delivery, service and operations, not the badge.

The H1 2026 Numbers

Dubai recorded 4,648 branded residence transactions worth AED 22.21bn in H1 2026, with volume down 21% and value down 47% against a very strong H1 2025 (Morgan's International Realty, via Khaleej Times).

Supply keeps growing. The segment added 5,184 units in six months, up 8.7%, taking Dubai to 64,744 branded units across 183 developments, from 59,560 across 175 at the end of 2025. Of the total, 42,826 units, about 66%, are still under construction.

Value fell faster than volume. The sharper 47% drop in value reflects a shift toward smaller units, lower price points and more non-prime stock, not a collapse in demand. Measured against H2 2025, activity and pricing were broadly unchanged, so the year-on-year fall is mostly a comparison against an exceptional 2025.

Premium vs the World

Branded units sold at $997 (AED 3,662) per square foot against $641 (AED 2,354) for comparable non-branded stock, a 56% premium that sits well above the global range of 30% to 35% (Morgan's International Realty).

A premium worth questioning. Morgan's founder Elias Hannoush cautioned that a large premium is not automatically a sign of strength. The real test, he said, is whether those premiums hold once construction-period payment plans end and projects enter the ready and resale markets. His words: the next phase will be "a test of execution."

Scale changes the game. Since 2020 the number of branded developments has more than tripled, from 50 to 183, and 47% are now hotel-managed. With that much supply, a brand name alone no longer guarantees a premium. Pricing discipline, build quality, delivery and long-term service will decide which projects hold their position.

Where Activity Concentrates

Five communities accounted for about 59% of all branded transactions, and a single project moved the market's headline numbers.

One project, big footprint. Mercedes-Benz Places by Binghatti City alone recorded 1,216 transactions, roughly 26% of all branded sales and 32% of under-construction volume. Meydan led on volume with 1,378 deals worth AED 3.03bn, ahead of Downtown Dubai (405 deals, AED 3.41bn) and Dubai Creek Harbour (355 deals, AED 1.04bn).

Trophy deals held up. Five sales of AED 200m or more closed in H1, led by an AED 422m deal at Aman Residences Dubai and a second Aman unit at AED 356m. These are not representative of the wider market, but they show continued demand for scarce, ultra-luxury stock. Downtown Dubai has the most branded developments (23), then Business Bay (21) and Palm Jumeirah (18).

How to Judge a Unit

With supply rising and competition intensifying, assess each project on its merits rather than the brand or the broad market trend.
  • Weigh the operator, not just the badge. Hotel-managed living is only as good as the operator and the service contract. Read them.
  • Stress-test the resale. Ask whether the premium holds after the payment plan ends. Compare against non-branded comparables nearby.
  • Check the community's supply. A project competing with heavy new branded stock in the same area may see its premium erode.
  • Match it to your goal. Branded suits end users and long-hold owners who value service. For pure yield, run the net numbers against non-branded.

"Branded residences clearly command higher prices in Dubai. Whether a specific unit is worth it depends on the operator, the community's supply and whether the premium survives resale. Buy the project, not the badge."
