"Total real-estate activity" includes more than pure sales. The DLD headline number captures sales, mortgages, and gifts (property transfers) rolled together. Pure sales are a subset. For comparability against previous weeks, read both the total activity figure and the pure-sales figure together — not just one.

Placing it in Context

An AED 15.6bn week during Dubai’s traditional July summer trough is meaningful. To calibrate: Q2 2026 recorded approximately 38,000 residential transactions worth AED 110.4bn, which produces a rough weekly run-rate of AED 8-9bn during the Q2 period. What This Tells You (and What It Does Not)

Reading the weekly DLD number is useful. Overreading it is a common mistake.

It tells you demand has not evaporated. Any narrative claiming the Dubai market has "gone quiet" is contradicted by a AED 15.6bn week during the summer. The volume is there. The value distribution has shifted — more toward ready and commercial, less toward speculative off-plan — but volume itself is intact.

It does not tell you the price direction of any specific community. Aggregate weekly value is not community-level pricing. Downtown Dubai, Palm Jumeirah, JVC, Business Bay each have their own supply-demand microdynamics. Use the DLD community-level reports for pricing decisions, not the weekly aggregate.

It does not predict next week. Weekly volumes are volatile. Do not extrapolate a single strong week into a directional call on H2 without at least 4-6 weeks of consistent data.
