Before you sign a lease in Dubailand

  • Ask how many cheques the landlord accepts. More cheques usually means a higher rent.
  • Confirm who pays for maintenance and chiller or AC charges.
  • Make sure the contract is registered with Ejari. You'll need it for DEWA, residency and school applications.
  • At renewal, check the DLD rental index calculator to see how much the landlord can raise the rent.

About these figures. Every number on this page comes from Dubai Land Department records: registered sales and Ejari rent contracts for Wadi Al Safa 3. We use medians rather than averages, so a few very large or very small deals don't skew the picture. We leave out any figure based on fewer than 30 records. DLD usually registers a sale about a month after it happens, so the newest weeks are always a little light. Last updated 3 October 2026.
